Is this a bulk/OEM drive or is RETAIL?

If I remember right, it was bulk. Not sure if I ever got much more when I purchased drives as retail. Apologies that I don't recall completely.

how loud are the 8/10TB drives? how does it compare to 4TB WD blue and 6TB Toshiba X300. i plan on using this in my desktop PC so the noise matters a lot to me.

I purchased two drives and installed them in a QNAP TS-251 (small NAS with no sound insulation). I do not hear the drives spinning. But, the movement of the head is relatively loud in comparison to other drives. If the computer is on the floor under the desk, you may not notice the noise, but if it is on the desk next to your monitor, the noise can be annoying. Hope that helps.

why only 2 years warranty on over 500 dlls and 10 gbs ? something fishy here!

In the US, it has a 5 year warranty (assuming that you buy a US-market unit).

What is the sustained r/w performance?

From the data sheet on the manufacturer's website it is 249 MB/s sustained. The highest by a decent margin of all of their Gold series drives
